The Jellicoe Street, Hurstville Grove house was raided by officers with a search warrant about 9.15pm (AEST) yesterday.
Police allege more than 80 cannabis plants were found growing inside several rooms, 36 of which were at full maturity.
The plants have an estimated street value of $274,000.
Numerous hydroponic items were also allegedly seized, and police suspect electricity was stolen for the purpose of growing the plants.
A 51-year-old man was arrested at the home and taken to Hurstville Police Station.
He was charged with enhancing an indoor cultivation of cannabis for commercial purposes and electricity theft.
Bail was refused for him and will face Sutherland Local Court later today.
